Landlords Gas Safety Certificates
Gas Appliances that have been supplied by the landlord in tenanted accommodation are, by law, required to be tested and certified on an annual basis.
Properties requiring certification are those that are occupied for residential purposes and covered by licence, tenancy agreement for a set period, or a lease, this includes a lease under a term of 7 years including room to let in bedsit accommodation, bed and breakfast premisis, private households, rented holiday homes including chalets, flats, narrow boats on inland waterways, and caravans if they are hored.
Managing agents may be used however, responsibility for ensyring that all necessary checkes are carried and records accuratley kept to be clearly defined.
What are my main duties as a landlord?
Ensure gas fitting and flues are maintained in a safe condition.
Ensure an annual safety check is carried out on each gas appliance/ flue.
An installation, maintanence and safety checks to be carried out by a Gas Safe registered installer.
Keep a record of each safety check for 2 years.
Issue a copy of the safety check record to each tenant within 28 days.
The safety inspection will detail, the date,the appliance or the flue was examined and the address where the appliance is installed.
The landlords details (name, address and, where necessary managing agent details)
Description and location of the appliance or flue.
Recognition of and recording of any defects.
The name and signiture of the gas operative and the Gas Safe registration number of the engineer of their employer.
The following checks will be carried out to ensure the appliance is safe to use.
Appliance operating pressure or heat input, or where necessary both correct operation of safety devices.
Ensure adequate ventilation is avialable where required.
Visual examination of the flue system.
Where applicable, results of a flue flow test.
Where applicable, results of a spillage test.
Ensure flue terminsation is satisfactory.
The appliance is safe to use.
On completion of the above safety checks the gas operative will accuratley record the findings on the Landlord/ Homeowner gas safety record. This document is in 3 parts to be kept by the Landlord, one to be isued to the tenants and the third to be kept by the gas operative.
